We will explain our role in Seller Agency, Buyer Agency, Disclosed Dual Agency, or in the case of Posting, no Agency, and disclose which type of Agency representation you will receive.

Utilizing the information you have provided us, we will prepare a full colour feature sheet to be displayed in your home and distributed to potential Buyer's agents.
In addition to the services and the systems provided by Susanita de Diego, our award winning Owner/Broker and our Team Leader, you will receive the benefit of the rest of our exceptional team comprised of Real Estate Associates who have earned certification through increased education and experience in our specialty divisions as well as our dedicated administrators thus ensuring the best value for your commission dollar.
When working with our own buyer clients, we will ensure that they have been pre-qualified or pre-approved for mortgage financing.
We will provide you with a weekly report (except on the Mondays of a long weekend) of our activities and the feedback we receive from the buyers and agents who have viewed your home during the previous week.
We will provide you with our professional negotiating skills for all offers.
After an offer has been accepted,we will monitor the satisfaction of any conditions and ensure that all of the documentation is delivered to the appropriate parties.
During the marketing of your property we will assist you in the search for your new home and provide you with the Coldwell Banker Ultimate Service Program for buyer clients.
Should your move take you out of our city, we will refer you to a real estate professional who will provide you with consistent reliable service.
We will also monitor the closing process and will release keys to the buyer's Realtor only upon receiving confirmation of closing from your solicitor!

Should the independently owned Coldwell Banker® affiliate not perform these buyer services, you are entitled to terminate the Buyer Representation Agreement, if you have signed one with us. Please keep in mind that local regulations or practices may restrict some services. Written termination notice must state reason(s) for termination and must be presented by you, in person, to the Broker/ Manager. You also agree to provide the local Coldwell Banker® affiliate broker with an opportunity to correct the situation within a 24 hour period following the delivery of the termination notice. If the Buyer Representation Agreement is terminated, the termination provisions of the agreement still apply. The remedy of any customer under the Ultimate Service® Program is strictly limited to the cancellation of a Buyer Representation Agreement and gives rise to no further or other rights or remedies whatsoever.
